We Acquire

We source, inspect, offer, and negotiate on dozens of deals before selecting the one to purchase. We contract, place escrow, and arrange for financing to close on the property.

You Invest

Our investors become Partners in the actual Real Estate. Selecting an investment amount and joining the investment, they become Limited Partners.

We Implement our Park Improvement Plan

We create a Park Improvement Plan to fix what is broken. Physically or Operationally, we find the issues holding the investment back then use our proven systems and processes to enhance the value of the community.

We Operate and Collect Rent

Our team manages the day to day operations of the Community, dealing with Rent Collections, Renovations, and Resident Relations. We Operate and Collect the Rent so you don’t have to.

You Receive Cash Distributions

Every Quarter by the 15th of the month, you receive a Quarterly Investor Reporting Package and your Cash Distributions from Operations.

We Refinance and Hold

After the Park Improvement Plan is complete we will seek to Refinance the property. Our goal during refinance is to return 100% of Investor Capital Contribution. Any remaining loan proceeds are distributed to Partners. Even after Capital is returned Limited Partners retain Equity Ownership and continue to receive Cash Flow each Quarter.

Because many residents own their homes, maintenance and operating costs for Mobile Home Parks are reduced. By offering rent credit programs and home rentals, we keep income up, vacancy low, and expenses minimized, resulting in higher profit margins than most other real estate rental classes.

The stigma around Mobile Home Parks persists, but professionally operated communities have left that past behind. Today, Mobile Home Parks provide safe, clean, and desirable places to live for those priced out of high apartment rents and home purchase costs. This often results in parks being mispriced and undervalued when we acquire them.

We’re big fans of the hybrid model, which allows for long-term RV stays by converting existing pads. With remote work, high housing costs, and flexible lifestyles on the rise, demand for RVing has increased. This helps us fill vacant lots, increase income, and achieve stabilization faster.

The flexibility of having both Park-Owned and Tenant-Owned homes offers greater income potential. We can rent or sell homes and charge for land, the home, or both, which allows for higher income potential and lower vacancy rates.

Unlike residential real estate, Mobile Home Parks operate more like a business. Our in-house management system leverages synergies across communities, allowing us to scale efficiently. We operate on a Hub-and-Spoke model, building portfolios of nearby communities to cross-utilize vendors and teams.

Our investment structure allows investors to receive their full initial capital contribution back while retaining equity ownership in the Mobile Home Park. This means that, unless the park is sold, investors can continue receiving distributions indefinitely with no capital at risk.
